Original Tender Description

The objective of the stock condition survey is to consider the future of the housing stock to identify the best means to meet and maintain the properties at, as a minimum, the Decent Homes Standard for at least the next 30 years. The Surveyor (hereafter referred to as the Consultant) will undertake the survey, which will be based on external and internal sample, including determining whether the properties meet the Decent Homes Standard, being: • meet the Housing Health and Safety Rating System (HHSRS) minimum safety standards for housing • be in a reasonable state of repair • have reasonably modern facilities and services • have efficient heating and effective insulation Sample survey of other assets such as other land or estate assets is also required. Structural surveys may also need to be conducted on non-traditional properties. The survey may cover the existing housing stock together with related housing assets, including leasehold interests. We are aiming to target and complete 11,500 properties, 1,500 in East Midlands and the remainder throughout the Northwest of England and 5% will be addresses already completed by our in-house stock condition surveyors as part of our validation process.
