The purpose of the procurement is to carry out construction works for a spa building in Hiiumaa, Orjaku village. The planned building is a spa complex to be built next to the existing accommodation building, which includes an underground bathing area, a steam room and a technical room with an outdoor terrace and relaxation area. The building will be constructed predominantly as an underground concrete structure and will be connected to the existing building. The spa complex is designed for up to 6 users.
The works include construction and installation works, including the establishment of technical systems (water, sewage, heating, ventilation, electricity) and connection to the existing building's systems. In addition, a new access road will be built, the existing road will be tidied up, landscaping works will be carried out, and the parking area will be expanded to accommodate up to 6 cars, including provisions for electric car charging.
The site is located in a heritage conservation area and requires experience with complex, including underground, construction solutions.
