BAGGRUND FOR NPH Northamptonshire Partnership Homes (NPH) er en uafhængig forvaltningsorganisation, der blev oprettet i januar 2015 og forvalter over 11.500 boliger på vegne af West Northamptonshire Council (WNC). Nuværende NPH er et datterselskab, der ejes fuldt ud af WNC, et Company Limited by Guarantee (CLG) og en non-profit organisation. Dette betyder, at vores indkomst geninvesteres i boliger, boligrelaterede ydelser og støtte til de lokalsamfund, vi arbejder i. Efter en beslutning truffet af WNC i november 2025 vil de ydelser, der udføres af NPH, blive overført tilbage under direkte kontrol af Rådet. Vi har eksterne kontrakter på plads, der understøtter dette, og som udløber i december 2026. Som en del af vores tidlige markedsdialog søger NPH interesse fra entreprenører, der har erfaring og kapacitet til at udføre en række generelle indvendige og udvendige renoveringsarbejder, som kan omfatte (som eksempler): Generel maling og dekoration, el- og VVS-arbejder Fuld eller delvis udskiftning af køkkener og badeværelser Udvendigt arbejde (såsom fortove, hegn, terrasser) Udskiftning af gulve På grund af tomme boligers karakter er der tale om reaktive arbejder med et hurtigt respons, der kræves for at minimere tab af lejeindtægter fra tomme boliger og maksimere lejeindtægterne for alle ejendomme, der forvaltes af NPH. Den forventede nye kontrakt vil starte fra december 2026, og vi er begyndt at planlægge, hvad der kræves af denne nye kontrakt. Varigheden forventes at være 2 år, med yderligere to år, der tilbydes afhængigt af NPH's behov og som vil være baseret på ydeevne, med et forventet budget på ca. £4,5 millioner ekskl. moms pr. år på tværs af entreprenører.
